In the last post we explained what house is in the record "house without formalities" - which means that the house should have 70 m2.
What else is included in the new regulations:
WHO CAN BUILD A HOUSE UP TO 70 SQUARE IN A SIMPLIFIED PROCEDURE
- Everyone, provided the investment meets their own housing or recreational needs. It does not matter marital status, social status or family situation.
- Anyone who has the right to dispose of real estate for construction purposes (has the so-called legal title).
WHAT ARE THE FACILITIES INTRODUCED BY THE POLISH GOVERNMENT (POLSKI ŁAD):
There is no need to appointing a construction manager, however, you must take into account that you take over all responsibility for managing the construction site. You also don't need to keep a build lo.
The construction period is shortened by several weeks - guarantor of a quick decision on the conditions of development and development of the commune area in a shorter period - even up to 21 days;
Documents can be submitted online!
CAN THE HOUSE BE SELLED?
The government website gov.pl states: when your life plans change, you can sell it, rent it or transfer it to another person. So: YES!
DOCUMENTS TO BE SUBMITTED:
As an investor, you will need to certify that:
- the planned construction is carried out by you in order to meet your own housing needs - submitted under pain of criminal liability,
- you assume responsibility for construction management - in the event of failure to appoint a construction manager,
- the documentation you attach to your application is complete.
DOCUMENTS:
- plot development project
- architectural and construction design - 3 copies
- submitting a notification of the planned date of commencement of construction works to the construction supervision authority
- local spatial development plan or building conditions
- Altitude map
- extract from the land register
- Road access conditions
- Terms of water supply and sewage disposal
- Terms of electricity supply
- Gas delivery terms
- Geological research
