By definition: Building area (ba) - the surface of the surface of the building's horizontal projection in the finished state, determined by projecting all its external edges onto the ground surface. Simply put it is the ground floor area + external walls. 

Therefore, if house manufacturers offer houses ON APPLICATION, e.g. 108 m2, you should check what the built-up area is - usually it is 70 m2. 

A HOUSE WITHOUT FORMALITIES

A residential house up to 70 sq m of buildings is:

  • single-family residential building, detached;
  • a house that has no more than two storeys;
  • a house that is entirely located on the plot or plots on which it was designed;
  • a house built for own housing purposes.

A recreational house up to 70 sq m of buildings is:

  • a one-story building that is used for individual recreation;
  • a house with a span of structural elements up to 6 m and a cantilever radius of up to 2 m.

You can build one recreational house for every 500 square meters of the plot.
