Let's first go through this magic number of 70 m2 - how to understand it? 70 m2 is the built-up area of the house, which means that a house on request can have even, for example, 100 m2. Why? By definition: Building area (ba) - the surface of the surface of the building's horizontal projection in the finished state, determined by projecting all its external edges onto the ground surface. Simply put it is the ground floor area + external walls.
Therefore, if house manufacturers offer houses ON APPLICATION, e.g. 108 m2, you should check what the built-up area is - usually it is 70 m2.
